Brighton Office Space Available Now in Suite 2 and Suite 3

Choosing a private office for a small team takes more than a glance at the floor area. Suite 2 and Suite 3 at JetSpace, 23 Grand Parade, Brighton are available at the time of writing in October 2026. We run the building, so we’re biased about our own rooms. That’s why we’ve set out the details and the questions that will help you judge them for yourself.

A small business has to make the monthly cost work alongside everything else it pays for. You’ll also spend real working days in whichever room you choose. Start with the people who’ll be there, the work they’ll do and the costs you need to allow for.

Choosing between the two suites

Suite 2 is 298 sq ft at £1,180 per month plus VAT. It has high ceilings and windows on two sides: a large front bay window overlooking Valley Gardens and a rear sash window overlooking the courtyard. It takes up to nine desks. Its large partition doors also let you set it up as an office plus a meeting room or break-out room, and it has two entrances.

That choice of arrangement may matter more than the maximum desk count for some teams. You might want several people working together in one space. Or you may need a conversation to carry on behind closed doors while colleagues work nearby.

Suite 3 is 223 sq ft at £815 per month plus VAT. Its high ceiling and floor-to-ceiling west-facing bay window bring in plenty of light, with Valley Gardens outside. The room has Georgian features, modern lighting, plenty of power sockets and network connectivity. It works well for one or two desks and takes up to five.

Suite 3 could suit a small team that mainly needs desks and can use the building’s shared meeting room when required. Before you decide, think about the days when more people come in. Suite 2 gives you more room and the option to separate activities, but you’ll know whether that space earns its place in your budget.

Across the UK’s regional office markets, demand is concentrating on better-quality space. Around Brighton, the number of office lettings rose during 2024 while much of the South East market was slow, and most of that activity came from businesses that wanted better space for their staff. Those findings may sound familiar if you’re rethinking an office. Your own week is the better guide to which suite fits.

How many people need a desk?

Think about your busiest ordinary day. Count the people who’ll need to work in the room at the same time, including anyone who joins the team in person regularly. A quiet Monday can make almost any room feel generous, whilst a day when everyone needs a desk gives you a more useful test.

28% of working adults in Great Britain worked hybrid between January and March 2025 though your team may use the office very differently from that national picture. Look at when people actually come in and whether they need a desk for the day or somewhere to meet briefly.

For one person or two working together most days, Suite 3 is a sensible place to start. It can take up to five desks, so consider how often you’d use that capacity and how the room would feel with your furniture in place. Both rooms are unfurnished.

When a larger group comes in regularly, consider Suite 2’s capacity of up to nine desks. You can also use the partition doors to make a separate meeting room or break-out room. Picture a normal week and decide which arrangement you’d use most. Where would a private conversation happen while the rest of the team works?

Plans change, particularly for small teams. In 2025, 91% of employers offered some form of flexible working. We offer flexible terms with no long-term commitment, but you should discuss the terms that matter to your plans when you enquire. Choose a room that works for the people you expect to have there now, with a practical way to manage busier days (beyond expecting Costa to act as an overflow).

What needs to happen inside the room

Headcount gets you to a shortlist but the working day makes the choice.

Regular meetings may make Suite 2’s partition doors useful. Open them for one larger office, or close them to create an office and a meeting room. At a viewing, look at how much working space remains when the doors are closed. The two entrances are worth testing too. They may affect how people move between a meeting and the rest of the room.

With Suite 3, think about how often you’d need a meeting space beyond your own office. Both suites have access to one large meeting room that tenants can book. If meetings are occasional, that shared room may cover what you need. Talk to us about booking availability when you visit so you can judge how it fits your diary.

Light and the shape of a room are easier to judge when you can see them. Suite 3’s west-facing bay window looks over Valley Gardens. Suite 2’s front bay window has the same outlook, while its rear sash window faces the courtyard. You can watch the short video of Suite 2 and the video of Suite 3 before visiting. Bring the person who’ll use the space most often if you can; they’ll have their own practical questions about where to work.

We’re in a Grade 2 listed Georgian townhouse, refurbished inside, with six office units spread over four floors. You can come in 24 hours a day, 7 days a week, and there’s a shared kitchen plus a furnished patio for tenants only, enclosed by flint walls. The weather gets a vote, of course. Take a look at these spaces during your visit. They’re part of the day you’d spend here, even if your decision rests mainly on the private room.

What the monthly fee covers

For both Grand Parade suites, the monthly fee includes power, heating, buildings insurance and high-speed fibre broadband. The rent is £1,180 per month plus VAT for Suite 2 and £815 per month plus VAT for Suite 3. Keep VAT in your own budget when comparing the rooms with other office space in Brighton and Sussex.

Business rates aren’t included in our fee though most of our tenants qualify for small business rate relief, but each business must check its own eligibility. A business that uses only one property pays no business rates if its rateable value is £12,000 or less; relief can also apply below £15,000 and reduces gradually above £12,000. Check the rateable value and the relief that applies to your business before you put a figure in your budget.

You’ll need to bring your own furniture. Sketch where the desks and chairs would go, then allow enough space for people to get past them. No artistic talent required. Try the arrangement with the partition doors open and closed if Suite 2 interests you. A simple drawing with the furniture you plan to use is enough to make the viewing more useful.

If you have motorists among your team, remember Grand Parade has no onsite parking, although the nearest public car park is within half a mile, provided you don’t mind paying Brighton parking prices! We don’t have dedicated cycle parking, but you can keep a bike in the patio area if required. Public transport links are excellent, with Brighton station is a ten-minute walk away, and the building is on several bus routes with the seafront just minutes away. Try the journey your team would make, especially if arriving by car is part of a normal day.

If onsite parking matters to your team, our Conference Suite at Hangar 4, Brighton City Airport, in Shoreham is also available at the time of writing. It’s 420 sq ft at £1,280 per month plus VAT, and Hangar 4 has onsite parking.

Check the fit in person

The short videos give you a first look at both rooms. A viewing lets you test your furniture plan and the journey in person. Bring a short list of things you need to settle:

  1. Walk in as though it’s a working day. Decide where you’d put the first desk and where someone joining later would work. Allow room for a visitor to arrive while the team is busy.
  2. Look at the light where the desks would be. Check Suite 2’s front and rear windows and Suite 3’s west-facing bay window. Think about the hours your team works as you look around.
  3. Try both arrangements in Suite 2. Ask to see the partition doors open and closed. Talk through how you’d use the separate entrances if you made part of the room a meeting space.
  4. Discuss how you’d use the shared facilities. Ask about booking the meeting room if you’re considering Suite 3 for desk work. Look at the kitchen and tenants-only patio as well.
  5. Test the journey. Walk from Brighton station if your team would come by train. If you drive, establish where you’d park, since Grand Parade has no onsite parking.
  6. Bring your budget questions. Confirm the current quoted fee and VAT position. Ask about the flexible terms relevant to your plans, check what you need to establish about business rates and include furniture in your own figures.

A viewing should leave you able to picture an ordinary day in the room. To arrange one, call 01273 917977 or use our enquiry form. Check the Grand Parade availability page for the current position before you travel.
